Housing Concerns and Challenges (General) 

  • In 2005 alone, over 106,000 BC homebuyers made their largest purchase in a competitive real estate market often waiving critical risk management tools to secure a property;
  • With interests rates predicted to rise, many homeowners with limited income or home equity could be in financial distress (foreclosure/bankruptcy) in the near future;
  • With over 163,352 homes built in BC since the creation of the Homeowner Protection Office and Act in July 1998, no single government body or agency has been collecting data to determine whether the response to construction defects and warranty claims is adequate (evaluating the effectiveness of current housing consumer protection);
  • The needs of homeowners in more than 65,000 homes impacted by premature building envelope failure (leaky condo) in BC to properly repair and litigate to recover their losses;
  • The eventual sale and financial and health considerations of over 20,000 BC residential homes where Marijuana and/or Crystal Meth operations have been conducted on the property;
  • Civil actions (lawsuits) are costly, time consuming, and filled with obstacles. Many homeowners simply do not have the financial and/or emotional capacity to pursue a legal action (recover their losses);
  • With over 1,672,574 residential property assessments mailed out in 2005 and issues such as defective or substandard construction and renovations, indoor air quality issues (i.e. mould, asbestos, formaldehyde, inadequate fresh air and/or ventilation) and rising energy costs and interests rates, there is an enormous demand for accurate and reliable public information;
